The Gulf beach is located directly across the street from the property and is accessible through the resort's private beach entrance. It's just a short walk from your room to having your toes in the sand!

✅ What are the check-in and check-out times?
Standard check-in begins at 4:00 PM, and check-out is at 10:00 AM. Guests will receive arrival instructions prior to check-in. Early check-in or late check-out requests may be accommodated when availability permits but cannot be guaranteed.
✅ What is the minimum age to rent a property?
The primary guest responsible for the reservation must be at least 25 years old and must remain on the property for the duration of the stay. A valid government-issued photo ID may be required at check-in.
✅ Is a deposit required to make a reservation?
Your deposit policy depends on the length of your stay.
Stays of 1-2 nights
100% due at time of booking.
Stays 3 – 27 nights
50% due at time of booking. Balance due upon arrival.
Stays 28 or more nights:
10% due at time of booking, if arrival date is more than 1 year from booking date.
- 6–12 Months Before Arrival: 25% of the total reservation cost is due.
- 60 Days Before Arrival: The remaining balance is due.
✅ What is the cancellation policy?
One-night Bookings
Cancellation for one-night stays will result in the forfeiture of 100% of the amount paid.
Nightly Bookings (2 – 6 Nights)
15 days or more prior to arrival - 10% or $50, whichever is greater.
14 days or less prior to arrival - 100% of any amount paid.
Weekly (7 to 27 Nights)
31 Days or more prior to arrival - 10% of any amount paid.
30 Days or less prior to arrival - 100% of any amount paid.
Monthly (28 or more days)
61 Days or more prior to arrival - 10% of any amount paid.
60 Days or less prior to arrival - 100% of any amount paid.
✅ Are there additional fees?
All reservations are subject to a 13% Florida lodging tax.
Resort Fee:
Stays of 1–6 nights: $30 per day
Stays of 7+ nights: $20 per day
Maximum resort fee: $500 per reservation
Weekly and monthly stays also include a departure cleaning fee, which varies by unit.
There are no hidden fees. The total cost of your stay, including nightly rates, taxes, resort fees, cleaning fees, and any other applicable charges, will be provided before you complete your reservation.
✅ Is housekeeping provided during my stay?
Daily housekeeping is not included. A departure cleaning fee is charged with each reservation and covers cleaning after check-out. Additional housekeeping services may be available upon request for an additional fee.

- At check-in, guests must read and sign the Guest Policy.
✅ Is smoking allowed?
Smoking is not permitted inside the rooms. Designated smoking areas are available on the resort property. There will be a $250.00 smoking fee charged for smoking in either unit.

Rayn'er Shine Properties is owned and operated. Our specialists coordinate reservations, check-in and check-out, guest services, and all on-site support.
✅ Are boat docks available for guests?
Yes. Boat docks are available for registered guests staying at Rayn'er Shine Properties.
Boat dock details include:
- $53 per day plus applicable taxes
- Water and electricity included
- Limited boat trailer parking available
- Approximately a 3-foot draft at low tide
- Accommodates boats approximately 10-12 feet wide
Because availability is limited, guests should confirm dock availability when speaking to the on-site booking specialist.

Yes! On-site parking is available for registered guests and is included as part of the daily resort fee. Parking details will be provided with your arrival information.

Our complimentary Annual Date-Lock Membership lets you reserve the same vacation dates year after year at Rayn’er Shine Properties, making your Anna Maria Island getaway an annual tradition.
Available for select August–December stays, with no membership fee or long-term ownership commitment.
A 50% deposit secures your annual dates, with the remaining balance due 60 days before arrival. Members receive priority access to the same dates the following year.
To maintain your Date-Lock Membership, cancellations require at least 30 days’ notice. All reservations remain subject to our standard cancellation policy.
