✅ Where is Rayn'er Shine Properties located?

Rayn'er Shine Properties is located within a beachfront resort in Bradenton Beach on the southern end of Anna Maria Island, Florida. Guests enjoy a convenient location near Gulf beaches, Historic Bridge Street, local restaurants, shops, fishing, boating, and popular island attractions.

✅ How far is Rayn'er Shine Properties from the beach?

The Gulf of Mexico beach is located directly across the street from the property and is accessible through private beach access. Most guests can reach the beach in approximately two minutes on foot.

Guests staying at Rayn'er Shine Properties have access to a variety of amenties designed to enhance their Anna Maria Island vacation experience.

✅ What is the check-in and check-out times?

Standard check-in begins at 4:00 PM, and check-out is at 10:00 AM. Guests will receive arrival instructions prior to check-in. Early check-in or late check-out requests may be accommodated when availability permits but cannot be guaranteed.


✅ What is the minimum age to rent a property?

The primary guest responsible for the reservation must be at least 25 years old and must remain on the property for the duration of the stay. A valid goverent-issued photo ID may be required at check-in.


✅ Is a deposit required to make a reservaion?

Your deposit policy depends on the length of your stay.

Stays 1-2 night
100% due at time of booking
Stays 3 – 27 nights
50% due at time of booking. Balance due upon arrival
Stays 28 or more nights:
10% due at time of booking, if arrival date is more than 1 year from booking date.

  • 6–12 Months Before Arrival: 25% of the total reservation cost is due.
  • 60 Days Before Arrival: The remaining balance is due

✅ What is the cancellation policy?

Nightly Bookings (2 – 6 Nights)

15 days or more prior to arrival - 10% or $50 whichever is greater of any monies paid.

14 days or less prior to arrival - 100% of any monies paid.

Weekly (7 to 27 Nights)

31 Days or more prior to arrival - 10% of any monies paid.

30 Days or less prior to arrival - 100% of any monies paid.

Monthly (28 or more days)  

61 Days or more prior to arrival - 10% of any monies paid.

60 Days or less prior to arrival - 100% of any monies paid.


✅ Are there additional fees?

All reservations are subject to a 13% Florida lodging tax. Guests staying 1–6 nights are charged a $30 per day resort fee. Guests staying 7 or more nights are charged a reduced resort fee of $20 per day, with a maximum resort fee of $500 per reservation. Weekly and monthly stays also include a departure cleaning fee, which varies by unit.  There are no hidden fees. The total cost of your stay, including nightly rates, taxes, resort fees, cleaning fees (if applicable), and any other charges, will be provided before you complete your reservation.


✅ Is housekeeping provided during my stay?

A departure cleaning is included with each reservation. For longer stays, additional housekeeping services may be available for an additional fee.  Guest interested in mid-stay cleaning services should contact the front desk prior to arrival or during their stay for availability and pricing.


✅ Is Rayn'er shine Properties pet-friendly?
  • Cats and dogs welcome
  • Maximum weight: 75 lbs per pet
  • Maximum of 2 pets per unit
  • Pet fee: $70

✅ Is smoking allowed?

Smoking is only allowed in designated smoking areas around the resort.  There is no smoking in the rooms or on the deck.  There will be a $250.00 smoking fee charged for smoking in our unit. Please ask the front desk for the designated smoking areas.


✅ Does Rayn'er Shine Properties use a professional booking management specialist?

Rayn'er Shine Properties is owned and operated, but reservation are handled through our professional on-site booking specialists.  Our specialist corridates reservations, check-in and check-out, guest services all on-site support. This partnership ensures gues recieve professional booking services, accurate reservation information and access to on-site assistance throughout their stay.


✅ Are boat docks available for guests?

Yes. Boat docks are available for registered guests staying at Rayn'er Shine Properties.

Boat dock details include:

  • $53 per day plus applicable taxes
  • Water and electricity included
  • Limited boat trailer parking available
  • Approximately 3-foot draft at low tide
  • Suitable for boats approximately 10 to 12 feet wide

Because availability is limited, guest should confirm dock availailty when speaking to the on-site booking specialist.


✅ Can I bring a boat during my stay?

Yes!  Many guests bring boats to enjoy fishing, sightseeing, and exploring waters around Anna Maria Island. Boat slips may be rented based on availability, and advance reservations are recommended.  


✅ Is Rayn'er Shine Properties within walking distance of restaurants and attractions.

Yes! Rayn'er Shine Properties is convienctly located near Historic Bridge Street, one of Anna Maria Island's most popular destinations. Guests can walk to restaurants, bars, shops, and fishing piers.


✅ What room types are available at Rayn'er Shine Properties?

Rayn'er Shine Properties offer two comfortable accommodations that can be booked seperately or together:

Unit 248A – Studio Suite

  • King bed
  • Full Kitchen with breakfast bar
  • Walk-in shower
  • Sleeps 2

Unit 248B – Hotel-Style Mini Suite

  • King bed
  • Mini-fridge, microwave, and coffee maker
  • Walk-in shower
  • Sleeps 2

Book Both Units Together
The units are conccected by an interior door and can be combined into a private 2 bed, 2-bath suite that sleeps up to 4 guests.
